  • Paket Kebijakan Ekonomi: Pemerintah Indonesia Merevisi Pajak Barang Mewah untuk Rumah

    Sejalan dengan paket kebijakan ekonomi yang baru-baru ini diumumkan, Menteri Keuangan Bambang Brodjonegoro mengatakan bahwa Pemerintah berencana untuk merevisi kebijakan pajak barang mewah untuk rumah. Saat ini, rumah-rumah bernilai lebih Rp 2 miliar dikenai pajak barang mewah 20%. Pemerintah kini berencana untuk menaikkan batasannya menjadi Rp 10 miliar. Pajak barang mewah Indonesia diperkenalkan oleh rejim Orde Baru Suharto dalam rangka membatasi kesenjangan sosial dalam masyarakat Indonesia.

  • Moody’s Positive about Indonesia’s Tax Cut and Liquidity Level Property Developers

    International credit rating agency Moody’s Investors Service stated that the healthy liquidity levels of Indonesian property developers are expected to be sufficient to offset the negative impact of the heavily depreciated rupiah. A weak rupiah is troublesome - and negative for the credit rating - as about two-thirds of property developers’ debt is US dollar-denominated, while their revenue is rupiah-denominated. Secondly, Moody's is positive about the government recent decision to offer tax holidays.

  • AkzoNobel Targets Indonesia as New Growth Market

    AkzoNobel, the Dutch multinational that is primarily engaged in the fields of decorative paints, performance coatings and specialty chemicals, stated that it has shifted its focus from China to Southeast Asia, particularly Indonesia and Vietnam. Ton Buchner, Chief Executive Officer of AkzoNobel, said growth in China has lost its decade-long momentum and thus AkzoNobel will reduce investment realization in China and instead focus on new growth markets in Southeast Asia.

  • Penawaran Saham Perdana Binakarya Jaya Abadi di Bursa Efek Indonesia

    Pada hari Selasa (14/07), perusahaan konstruksi dan pengembang properti Binakarya Jaya Abadi menjadi perusahaan ke-11 yang didaftarkan di Bursa Efek Indonesia (BEI) di 2015. Perusahaan ini menawarkan 150 juta saham, 25% dari modal ditempatkan dan disetor penuh dalam penawaran saham perdana (initial public offering/IPO) dengan harga penawaran Rp 1.000 per saham, mengumpulkan Rp 150 miliar. Kendati sentimen pasar lemah, saham perusahaan ini naik 50% dalam debut perdagangannya di BEI. RHB OSK Securities adalah underwriter untuk IPO ini.

  • Update Kepemilikan Asing Properti (Apartemen Mewah) di Indonesia

    Seperti dilaporkan sebelumnya, Pemerintah Indonesia merencanakan untuk merevisi hukum yang melarang kepemilikan warganegara asing atas properti di Indonesia (yaitu Peraturan Pemerintah No. 41/1996 tentang Pemilikan Rumah Tempat Tinggal atau Hunian oleh Orang Asing yang Berkedudukan di Indonesia). Dalam rangka mendongkrak pendapatan pajak dan juga industri properti domestik, pemerintah akan mengizinkan warganegara asing (ekspatriat) untuk membeli, memiliki, mewarisi dan memperdagangkan apartemen mewah yang memiliki nilai minimum Rp 5 miliar. Penting untuk dicatat bahwa semua jenis properti lain di Indonesia tidak bisa dimiliki oleh warganegara asing.

  • Foreigners to Be Allowed to Own Luxurious Apartments in Indonesia

    Several days ago Indonesian Finance Minister Bambang Brodjonegoro announced that the government may soon allow foreigners to own luxurious apartments in the bigger cities of Indonesia. His ministry is currently focused on revising Government Regulation No. 41/1996 on Housing for Foreigners Residing in Indonesia which still forbids foreigners (expats) owning any type of property in Indonesia. Indonesian property developers have warmly welcomed the new plan of the government as it brings more opportunities to the property sector.

  • Poris Benteng Betawi May Hold IPO on Indonesia Stock Exchange in 2015

    Indonesian property developer Poris Benteng Betawi may conduct an initial public offering (IPO) on the Indonesia Stock Exchange (IDX) in 2015. Proceeds from the IPO would be used to finance a 20-hectare wide superblock project involving apartment and office towers, a school, hospital, mall and hotel in Tangerang (West Java). The property developer is currently still occupied with the land acquisition process for the project. Although this process has only been realized for 80 percent, groundbreaking of the project has already been held.

  • Property Sector Indonesia: Jakarta’s Apartments still ‘Hot’

    Despite having slowed in recent years, there is still ample room for growth in Indonesia’s property sector, particularly strata title apartments in the capital city of Jakarta (‘strata title’ refers to the multi-level apartment blocks and horizontal subdivisions with shared areas). In 2015, a total of 46 property projects are expected to finish, supplying 24,954 new apartment units (with a combined value of USD $1.25 billion) to Jakarta, an 18.98 percent increase from last year’s new apartments realization.

  • Update Indonesian Rupiah & Stocks: Stronger on Economic Data

    Although Indonesia’s September 2014 inflation (0.27 percent m/m) and appreciating rupiah exchange rate had a positive impact on the performance of Indonesia’s benchmark stock index (Jakarta Composite Index, abbreviated IHSG) on Wednesday (01/10), its gain was limited by declining indices on Wall Street on the previous day as well as Indonesia’s August trade deficit (USD $318.1 million), which resulted in foreign net selling of worth IDR 388 billion of Indonesian stocks. The IHSG climbed 0.06 percent to 5,140.91 points.

  • Indonesian August Cement Sales Rise on Property & Infrastructure Projects

    Indonesian cement sales jumped 37.4 percent (year-on-year) to 4.7 million tons in August 2014 due to higher cement demand from Indonesian property and infrastructure developers. Widodo Santoso, Chairman of the Indonesian Cement Association (ASI), said that the development of smelters, power plants, apartments, hotels, and social housing has been key to improved cement sales last month. However, the 37.4 percentage point growth was also caused by fewer working days in August 2013 as the Lebaran holiday fell in that month.

  • Indonesian Property Stocks Gain Most in First 8 Months of 2014

    Property stocks listed on the Indonesia Stock Exchange (IDX) have outperformed all other stocks between the first trading day of 2014 up to 29 August 2014. The IDX’ property sector category rose 37.6 percent in the indicated period, whereas the benchmark stock index (Jakarta Composite Index, abbreviated IHSG) - which involves all stocks traded on the IDX - climbed 18.7 percent over the same period. On the IDX, stocks are placed in ten sectoral categories. The second-best performing sectoral index was finance (+24.5 percent).

    Indonesian cement sales have slowed and may not achieve the target set for 2014. In the first half of 2014, the country’s domestic cement sales totaled 28.9 million tons, a 3.9 percentage point increase from the same period last year, well below the growth target of 6 percent (year-on-year, yoy). However, this development is no surprise as economic growth of Indonesia has slowed in recent years.     Indonesia's Jakarta Composite Index Extends Winning Streak on Monday

    Investors’ appetite for Indonesian stocks, particularly the big cap stocks, made Indonesia’s benchmark stock index (known as the Jakarta Composite Index or IHSG) rise further on Monday (14/04). Most of the sectoral indices were up, led by the property sector and followed by basic industries. Contrary to most Asian indices, which were mixed today (with raw materials in particular being sold by investors), the IHSG managed to climb 1.00 percent to 4,864.88 points.
