  • Poverty in Indonesia: Around 34.4 Million Indonesians Live in Slums

    According to data from Indonesia’s Ministry of Public Works there were 34.3 million Indonesians living in slums in August 2014. Public Works Minister Djoko Kirmanto stated that he wants the involvement of the Ministry of Housing, the National Development Planning Ministry (Bappenas), and the Ministry of Environment to resolve this issue. Currently, around 11.3 percent of the Indonesian population is poor. Head of Bappenas, Armida Alisjahbana, earlier stated to target to ease Indonesia’s poverty rate to 9-10 percent by 2015.

  • Jones Lang LaSalle: Condominium Sales in Indonesia to Break a Record

    Global real estate services firm Jones Lang LaSalle expects condominium sales in Indonesia to post a record-breaking figure in 2014, particularly supported by the current trend in Jakarta (Indonesia’s capital city) where people continue to shift to apartment living instead of detached or attached single-unit housing. Anton Sitorus, head of research at Jones Lang LaSalle, said that despite the weaker outlook for Indonesia’s property market, both developers and buyers have shown increased interest in developing and buying property.

  • Joko Widodo Suggests to Allow Foreigners to Buy Property in Indonesia

    Indonesian presidential candidate Joko Widodo, more popularly known as Jokowi, intends to increase the government’s tax revenue by allowing foreigners to buy luxury apartments, worth at least IDR 2.5 billion (approximately USD $211,864), in the larger cities of Indonesia and on the island of Bali (a popular tourist destination). Currently, foreigners cannot buy property in Indonesia. However, indirect structures, such as the use of their Indonesian wife’s name or an agent are common, meaning that the state loses out on luxury tax income.

  • Real Estate Indonesia: Open up Property Sector to Foreign Ownership

    Real Estate Indonesia (REI) advises the Indonesian government to open up the country's property sector to foreign ownership as this is considered to benefit the Indonesian economy through the collection of taxes and foreign exchange earnings. According to Teguh Kinarto, vice-chairman of the REI's Central Board, the state can gain a lot of revenues through taxes, such as the property tax of 10%, luxury tax of 20%, as well as various other taxes. Currently, foreigners can only buy the right to use property in Indonesia, not the right to own.

  • Luxury House Prices in Jakarta Rise 34% (YoY) in Second Quarter 2013

    According to property consulting services company Jones Lang LaSalle, Jakarta is showing the steepest increase in prices of luxury houses among several Asian cities that have been monitored. In the second quarter of 2013, prices of luxury houses in Jakarta increased 34.2 percent year on year, followed by Beijing with a 18.7 percent price growth rate. The only city that saw a depreciation of luxury house prices was Singapore (-2.1 percent). Luxury house prices in Jakarta grew nine percent compared to the first quarter of 2013.

    Alam Sutera Realty (ASRI) is an Indonesian real estate company that develops and manages a large-scale township which includes residential and commercial properties as well as ancillary facilities and infrastructure. The company has large real estate projects in Serpong, Cibitung, Cianjur (all on Java), Tanjung Pinang (Riau) and Sanur (Bali). In the first half of 2013, the company's profits increased by 52 percent to IDR 800 billion (USD $80.0 million) as Indonesia's property sector has been booming.

  • Inflation in Indonesia: June's Inflation Rate Accelerates to 1.03%

    Indonesia's June inflation rate was recorded at 1.03%. Components that contributed most to this increase were food (including instant foods), drinks, tobacco and housing (gas, water and electricity). The government's decision to raise the price of subsidized fuel last month already made an impact but it is expected that this impact will be heavier in the months ahead when more prices are revised upwards. On 22 June, prices of subsidized gasoline were raised by 44%, while prices of subsidized diesel were raised by 22%.

  • Bank Indonesia Plans New Rule to Avert Possible Property Bubble

    In order to avert a potential bubble in Indonesia's property sector, Bank Indonesia (the central bank of Indonesia) is planning to further tighten its monetary policy in the sector. After having raised the minimum down payment requirement on housing loans to 30 percent for first home ownership (thus a loan-to-value ratio of 70 percent) in June 2012, Bank Indonesia now intends to prohibit credits for the purchase of a second, third (or more) house that has not been built yet (still in the preconstruction phase). This new rule is expected to be introduced this month.

  • Bank Indonesia Tries to Curb Credit Growth in Indonesia's Property Sector

    Starting from 1 September 2013, the minimum down payment for the purchase of a second house or apartment (bigger than 70 m²) in Indonesia will be raised to 40 percent. Indonesia's central bank (Bank Indonesia) implements this new rule to avoid a possible credit bubble in Indonesia's property sector.     In the first five months of 2013, Indonesia’s main stock index (IHSG) rose 16.62 percent to a near record high level at 5,068.63 points on Friday (31/05/13). Initially, both analysts and investors were concerned that Indonesia would experience its traditional ‘May Cycle’, the term which refers to the usual fall of Indonesia’s index in the month of May. At the start of the month we were shocked by Standard & Poor's downgrade of Indonesia's credit rating outlook as well as Moody's warning to take similar measures as Indonesia had been slow to deal with its subsidized fuel policy.   • The Rising Property Market of Indonesia: Is the Sky the Limit?

    One of the sectors that showed exceptional growth in 2012 was Indonesia's property market. On average, net profit of companies engaged in Indonesia's property sector grew 68 percent during the full year. Of the 45 property companies that are listed on the Indonesia Stock Exchange (IDX), 26 posted net profit growth that exceeded 50 percent. But the success story did not end there. In the first quarter of 2013, the property sectoral index of the IDX continued its fast pace by rising over 41 percent.
